What the PHG is
The Proximity Housing Grant helps families live with or near each other. You get it when you buy a resale flat to live with your parents or married child, or within 4km of them. It is one of the few HDB grants with no income ceiling, and second-timers can get it too.

Who qualifies
- Resale flat buyers, first-timers or second-timers.
- Once per household. If you have received the PHG before, you cannot get it again.
- Parents or child must be Singapore Citizens or PRs.
- No income ceiling.
- No private property in your household now or in the last 30 months.
Living together
To get the higher amount, your parents or child must be listed in your flat application and live with you. You must keep to this arrangement through the minimum occupation period.
Living within 4km
For the 4km option, your parents’ or child’s home can be an HDB flat or a private home, and it must be owner-occupied by your immediate family. Both homes must stay within 4km of each other through the minimum occupation period.
Use the postal code check in the calculator for a quick straight-line estimate. HDB decides the final distance, so check with HDB if the flat you like is close to the limit.
What it stacks with
For first-timers, the PHG adds to the Family Grant and the EHG, up to $230,000 in total. For second-timers, it can stack with the Step-Up Grant, up to $45,000.
Buying new instead?
The PHG is not available on new flats. For BTO and SBF, HDB gives ballot priority to families applying to live with or near their parents. It improves your chances but pays no grant.

Can second-timers get the PHG?
Yes, if your household has never received it. The PHG is given once per household.
Is there an income ceiling for the PHG?
No. The PHG has no income ceiling, so even households above the Family Grant ceiling can get it.
Can I get the PHG on a BTO flat?
No, it is for resale flats only. New flats have priority schemes for living near parents, which help your chances in the ballot but are not grants.
My parents live in a condo. Does that count?
Yes. Your parents’ or child’s home can be an HDB flat or a private property within 4km. They must be Singapore Citizens or PRs.
How is the 4km measured?
HDB decides the distance between the two homes. Our postal code check gives a straight-line estimate, so confirm with HDB before committing to a flat close to the 4km mark.
