Enhanced CPF Housing Grant (EHG) 2026

Up to $120,000 for first-timer families and $60,000 for singles, on new and resale flats. The lower your income, the more you get.

What the EHG is

The Enhanced CPF Housing Grant is HDB’s main income-based grant. It is credited to your CPF Ordinary Account and reduces what you pay for the flat. It applies to both new flats from HDB (BTO, SBF and open booking) and resale flats, so it is the grant almost every first-timer should check first.

The amount depends on your average gross monthly household income over the 12 months before you apply for your HDB Flat Eligibility (HFE) letter. Families earning up to $1,500 get the full $120,000. The grant steps down in $500 bands and stops above $9,000.

Who can get it

  • First-timers. You have never bought a new HDB flat, a DBSS flat or a new EC, and never received a CPF housing grant. Buying a resale flat without a grant does not count against you.
  • Citizenship. At least one buyer is a Singapore Citizen; the other can be a citizen or PR.
  • Income. Up to $9,000 a month for families and joint singles, and up to $4,500 for a single buying alone.
  • Work. At least one buyer has worked continuously for 12 months before the HFE application and is working when applying.
  • No private property in the household now or in the last 30 months, in Singapore or overseas.

When one of you has had a subsidy

If one buyer is a first-timer and the other is a second-timer, HDB uses the singles table on half your household income. A couple earning $5,000 a month is assessed at $2,500, which gives $32,500.

Why the 24 Aug 2026 change matters

The income ceiling to buy a new flat rose to $16,000 for families and $8,000 for singles on 24 Aug 2026. The EHG ceiling did not move. A couple earning $9,001 to $16,000 can now buy a BTO flat but gets no EHG on it. On a resale flat, the same couple can still get the Family Grant of up to $80,000.

Remaining lease and the age-95 rule

For a resale flat, the full EHG is only given if the remaining lease covers the youngest buyer to age 95. A buyer aged 30 needs at least 65 years left. If the lease is shorter, the grant is pro-rated and your HFE letter shows the amount. Flats with 20 years or less left get no grants at all.

How it is paid, and what happens when you sell

The EHG is credited to your CPF Ordinary Account and used for the purchase price. It is not cash. When you sell the flat, the grant plus the interest it would have earned goes back into your own CPF account, so it returns to your retirement savings rather than to HDB.

What it stacks with

  • New flat: the EHG is the only grant for first-timers.
  • Resale: EHG + Family Grant (up to $80,000) + PHG (up to $30,000), a maximum of $230,000.
  • New EC: no EHG. ECs have their own grant of up to $30,000.

Questions

Can I get the EHG on a BTO flat?

Yes. The EHG is the main grant for first-timers on new flats, and the only one. On a resale flat, it stacks with the Family Grant and the PHG.

Is the EHG paid in cash?

No. It goes into your CPF Ordinary Account and is used for the flat. When you sell, the grant plus the interest it would have earned returns to your own CPF account.

Do bonuses count as income?

HDB uses your average gross monthly household income over the 12 months before the HFE application. Enter the same 12-month average in the calculator, including any bonuses you received.

We are an SC + PR couple. Do we get the EHG?

Yes. At least one buyer must be a Singapore Citizen; the other can be a PR.

We earn $10,000 a month. Can we still get grants?

Not the EHG, which stops above $9,000. You can still buy a new flat (ceiling $16,000 from 24 Aug 2026) and, on a resale flat, get the Family Grant of up to $80,000 and the PHG.

What if I am still studying or doing NS?

If you are buying a new flat, the Deferred Income Assessment lets HDB check your income just before key collection instead of at application.
