What the Family Grant is
The CPF Housing Grant for resale flats, usually called the Family Grant, is a flat amount for first-timer families buying a resale HDB flat. Unlike the EHG, it does not shrink as your income rises. It depends on your flat size and your citizenship.

Who qualifies
- First-timers who have never bought a new HDB flat or new EC and never received a CPF housing grant.
- A family: married or engaged couples, a divorced or widowed parent with a child under their custody, care and control, orphaned siblings, or an unmarried child buying with first-timer parents.
- Citizenship: at least one Singapore Citizen, with the other a citizen or PR.
- Income: up to $16,000 a month, or $24,000 for an extended family buying with parents. These took effect on 24 Aug 2026 (previously $14,000 and $21,000).
- No private property now or in the last 30 months, in Singapore or overseas.
- Remaining lease of more than 20 years.
Half-Housing Grant
If a first-timer marries someone who has already had a housing subsidy, the couple gets half the Family Grant: $40,000 for a 2- to 4-room flat or $25,000 for 5-room and bigger, for SC couples. The same income ceiling applies. The couple’s EHG is worked out on the singles table using half their household income.
Singles Grant
Singles aged 35 and above buying a resale flat get the CPF Housing Grant (Singles): $40,000 for 2- to 4-room or $25,000 for 5-room. The income ceiling is $8,000 for a single buying alone and $16,000 for joint singles. Singles buying alone can buy resale flats up to 5-room.
SC + PR couples and the Citizen Top-Up
With a PR spouse, the Family Grant is $10,000 lower. You get that $10,000 back as the Citizen Top-Up Grant when your spouse becomes a Singapore Citizen or you have a citizen child. Apply to HDB within 6 months of the event.
Bought as a single, now married
If you bought with the Singles Grant, or bought a 2-room Flexi from HDB as a single, and then married, the Top-Up Grant pays the difference to the Family Grant, up to $40,000. Apply within 6 months of registering your marriage. Household income must be $16,000 or less.
What it stacks with
The Family Grant is the first grant on a resale flat. If you qualify for it and your income is $9,000 or less, the EHG is added. The PHG adds $20,000 or $30,000 if you live near or with your parents. Together that is up to $230,000.
Questions
Can I get the Family Grant on a BTO flat?
No. The CPF Housing Grant (Family) is for resale flats only. On new flats, first-timers get the EHG.
Is there an income ceiling to buy a resale flat?
Not to buy it. The $16,000 ceiling only decides whether you get the grant. Above it, you can still buy resale without grants, and the PHG has no ceiling.
Does an Executive flat count as 5-room?
Yes. Five-room and bigger flats, including Executive flats, get $50,000 for SC couples instead of $80,000.
Can engaged couples get it?
Yes, under the Fiancé/Fiancée Scheme. You must register your marriage within HDB’s deadline, or the purchase can be cancelled.
What if I bought as a single and then got married?
You may get the Top-Up Grant: the difference between the Family Grant and the Singles Grant you took, up to $40,000. Apply within 6 months of registering your marriage. Household income must be $16,000 or less.
